nar500 New Jersey Avenue is a 12 story, 102,232 ft2 contemporary office building. Built in 2004, it is owned by the National Association of Realtors and home to the association’s 100 person Washington D.C. based staff. The building also contains nine other high-end tenants, two retail tenants on the plaza/ground level, and two levels of underground parking. It was the first building in Washington, D.C. to obtain LEED Certification for new construction (LEED NC Silver) and continues to be a model of innovative office building design and operation. The facility was previously commissioned as part of the LEED NC certification process, but had not been re-commissioned since that time.
The Retro-Commissioning process was intended by the Owner to focus on operations, and primarily operations that affected energy use. Retro-Commissioning scope of services was per LEED EB O&M Version 3.0. CCI offered numerous recommendations to the Owner, with each item given a priority rating, estimated budget cost, savings/payback as applicable in KWH/year, and benefit details. This project recently received LEED for Existing Buildings: Operations & Maintenance (LEED for Existing Buildings: O&M) Gold certification.
